Buying a home is an exciting step, and the process can be overwhelming- here at Seaport Realty Group, we strive to make the home buying process as transparent and stress free as possible! We strive ourselves on our knowledge and experience in helping homebuyers get find the right property and guide them all the way through to the closing and beyond.

We have outlined the steps that Seaport Realty Group agents will take with you in buying a new home in South Boston with Seaport Realty Group.

  1. Getting pre-approved. Before going out looking to find your dream home, it is prudent that you figure out how much you can realistically afford in a monthly mortgage payment. This way you will avoid falling in love with a home that is out of your reach. We have excellent referrals of lenders in the South Boston area that would be happy to go over your income, credit rating, expenses, down payment and current interest rate to help you determine what you can afford. This is an important first step in the home buying process.
  2. Find a home. Working with an agent at Seaport Realty Group will allow you to narrow down the extensive list of available homes to those who meet your specific search criteria. We will provide you with email updates of any new properties that meet your needs as well as valuable insight on properties as we do our best to keep updated on both Seaport Realty Group properties as well as other properties listed on MLS. Weekly we attend broker tours to view new properties. We have the ability to show all properties listed with MLS and to set up showings at your convenience, including evenings and Saturdays.
  3. The offer process. The experience of a Seaport Realty Group agent is invaluable during the offer process in helping you figure out how much other homes in the area have sold for and what you are going to feel most comfortable offering on this new home.
  4. Home Inspection. You will have the opportunity to bring in a licensed home inspector to evaluate if the property has any structural, mechanical or other defects. You will then have the opportunity to present the findings and negotiate with the seller based on the inspection report that you will receive. You also have the opportunity to inspect for Pests, radon gas and lead paint as outlined in your offer package.
  5. Purchase and Sale Agreement. Typically the seller�s counsel or listing agent will provide a copy of the draft of the Purchase and Sale agreement for buyer and/or buyer�s counsel to review. Changes will be incorporated into the Purchase and Sale agreement including any home inspection items that the seller has agreed to rectify. The buyer will typically put down a 5% deposit to be held in an escrow account until closing.
  6. Bank Appraisal and Commitment. Your Seaport Realty Group agent will be in close contact with your lender to ensure that all finance contingencies including bank appraisal and commitment letter date are met and that your lender has all necessary documents pertaining to the property.
  7. Final Walk Through. Along with your Seaport Realty Group agent, you will have the opportunity to walk through the home prior to closing to ensure all conditions laid out in the Purchase and Sale Agreement have been met.
  8. Closing. The closing is the exciting culmination of this process. The seller, closing attorney and others will meet to transfer funds and finalize paperwork. The bank�s attorney will verify clear title and schedule a date and location for the closing. After the deed has been recorded, the buyer will receive keys to their new home!
